How the document generator works

  1. Pick a template from the list above.
  2. Answer the questions one step at a time. Each question explains why it matters, and fields that don’t apply to you are hidden.
  3. Read the live preview. Every clause has a short In plain English note beside it explaining what it means and why it’s there. Turn the notes off for a clean view.
  4. Download a PDF to sign, or a Word file to edit. Blank answers print as underlined spaces so you can fill them in by hand.

What each template is for

Residential lease agreement — for landlords renting a house, apartment, condo or room. It includes the notices Texas law requires in a written lease, such as the bold repair-remedies notice, the late-fee rules, early-termination rights and the separate flood disclosure notice, plus a lead-paint disclosure for homes built before 1978.

Non-disclosure agreement (NDA) — one-way or mutual, for sharing business information with a contractor, investor, partner or job candidate. Includes the federal Defend Trade Secrets Act whistleblower notice.

Freelance / service contract — for freelancers, consultants and small agencies. Covers scope, fixed, hourly or retainer pricing, deposits, late payment, ownership of the work, termination and liability.

Bill of sale — for selling a car, motorcycle, boat, trailer or any other item privately, with an as-is clause, odometer statement and optional notary block.

Power of attorney — a guide to the official Texas statutory forms, because the law sets out the exact form to use.

Why plain-English explanations matter

Most free templates give you a wall of legal language and expect you to trust it. The problem is that a contract you don’t understand can’t protect you — you won’t notice if a clause doesn’t fit your situation, and you won’t know what you’ve promised. The explanation next to each clause tells you what it does, why it’s there and, where relevant, which law requires it. If a note describes something that isn’t true for you, that’s your cue to change the document or get advice.

When to use a lawyer instead

Templates are great for common, low-risk situations: a standard rental, a simple freelance job, selling a used car. Talk to an attorney when a lot of money is involved, when the other side has sent you their own contract, when you’re dealing with commercial property, employees, intellectual property you rely on, or anything you’d be devastated to get wrong. Many state bar associations run lawyer referral services with low-cost first consultations.

How templates are kept up to date

Each template is stored as structured data with a version number and a last reviewed date shown at the top of the tool. When laws change, the template is updated and the date changes. If you notice something out of date, please contact us.

Frequently asked questions

Are these templates really free?

Yes. There's no trial, no account and no paywall at the download step. You get the full document as a PDF and an editable Word file.

Is this legal advice?

No. These are general templates with explanations to help you understand them. They aren't tailored to your situation, and laws change. For anything valuable or complicated, ask a licensed attorney to review the document.

Which jurisdiction are the templates for?

The current templates are written for Texas, United States, and each one shows the date it was last reviewed. Contracts like NDAs and bills of sale are broadly similar across US states, but leases and powers of attorney are very state-specific.

Why is there no power of attorney generator?

Texas has official statutory forms for powers of attorney and medical powers of attorney, with specific signing and notary requirements. Using the official form is safer than a custom template, so we link to the official forms and explain how to complete them.

Is what I type stored anywhere?

No. The document is assembled in your browser. Your answers are kept only in this browser tab's session storage so a refresh doesn't lose your work, and they disappear when you close the tab.

Can I edit the document after downloading it?

Yes. Download the Word (DOCX) version and edit it in Microsoft Word, Google Docs, Pages or LibreOffice.

How do we sign it?

Print and sign in ink, or use our free Sign PDF tool to add electronic signatures. Electronic signatures are valid for most contracts in the US under the ESIGN Act and UETA.
